  The phases of design and construction vary depending on the scale, scope and complexity of the project.

Scope of services for projects are usually accomplished in the following four phases:

1. As-built and Schematic Design Phase
2. Contract Documents Phase
3. Bidding and Negotiation Phase
4. Construction Administration

Fees are typically based on an hourly rate with a maximum fee not to exceed a percentage of the estimated construction cost at the end of the CD phase. This has been found to be the most economical option for the client since they are only paying for time spent, and not on a fixed fee.
